Building Maintenance is responsible for the upkeep of real property, structural, electrical, and plumbing systems of more than 4.0 million square feet if E&G buildings at the University. The cost of maintaining these buildings is included in Physical Plant's E&G budget. In most cases, the contents of buildings, as opposed to the real property, are the responsibility of the departments, which use them.
Building Maintenance activities are divided into 5 main functional areas:
Team Maintenance
Team Maintenance maintains and makes minor repairs on all E&G buildings on campus to include plumbing, lighting, electrical, and structural systems within buildings. The Key Shop provides locksmith services to the campus community. The Elevator Maintenance contract is monitored by the department and is responsible for the efficient and safe operation of the campus elevators. The Fire/Security section is responsible for the security and fire alarms for the campus community. The Environmental Control Systems section is responsible for the operation of the HVAC systems including EMS controls.
Painting
Interior building is scheduled through the Planned Maintenance Program. Offices are scheduled every six years, classrooms every four years, and common use areas (hallways and bathrooms) every three years. The standard wall paint is an off-white paint. Departments may request different colors of paint, but must pay for this service and must abide by Physical Plant's determination of an acceptable color.
Carpets
Minor carpet replacement is performed by team maintenance. Major building replacement is evaluated and scheduled by the Facilities Enhancement section of Physical Plant for replacement.
Key and Security
The Key Shop is responsible for the initial issuance of keys for E&G buildings
and for maintaining records of key identification and issuance. Physical Plant
has the sole authority to duplicate those keys and to re-key locks. All requests
for duplicate keys and re-keying must come from Department Heads or their designee
on a key request card that may be obtained from the Service Center (Extension
4-2845).
Under no circumstance should a department replace an E&G lock. If a lock
need to be repaired or replaced, notify the Service Center of the problem and
location of the lock. The Physical Plant Division is responsible for the repair
and replacement of locks. Nonstandard locks are not allowed due to safety considerations.
(University Police must have master keys for all areas).
Heating, Ventilating and Air Conditioning (HVAC)
The Building Maintenance Department provides Heating, Ventilating, and Air
Conditioning repair services throughout the campus. Calls received by the Service
Center (Extension 4-2845) are prioritized and relayed to the Environmental Control
System section for service. The Building Maintenance Department also provides
preventive maintenance work and filter changing on all campus E&G buildings.
