the Period Ending March 31, 2008
The following report contains information and status of projects and activities as submitted by Physical Plant departments. The date in parentheses after the project listing is the anticipated completion date.
· PROJECT LISTING KEY: Building prefix and location, project manager's initials, project description, status, and anticipated completion date (if known). Once a project is marked COMPLETED, TRANSFERRED TO ANOTHER AREA FOR COMPLETION, or CANCELED, it will be removed from the project list the following month.

II. ENERGY MANAGEMENT
· Natural Gas Purchase Savings
The direct purchase of natural gas savings for January 2008 was $69,203. The
FY 2007-2008 year to-date savings through January 2008 was $347,204.
· Facility Audits
The software program is being updated by the Technical Services Team. Inside
space and exterior building pictures were taken and GPS readings for all buildings
were recorded. The 20% per year update is on hold.
· Heat Pipe Study
Approval has been given to install heat pipe technology in the new Advanced
Health Care Facility funded from the project account. We will further proceed
to implement a project plan and negotiate pricing to install heat pipes in all
other major facilities on campus.
· Metering of St. Petersburg Campus Buildings Owned By USF Tampa
Utility meters were installed on six buildings of the St. Petersburg campus
which are owned by USF Tampa. Energy consumption reports for these buildings
in relation to the rest of the St. Petersburg campus are being developed along
with monitoring accuracy of the meters.
· EnergyMetrix
The RS EnergyMetrix System is now remotely reading some 220 meters (electric,
water, hot water, chilled water, etc.) eliminating labor needed to manually
read these 220 meters on campus. More meters will be installed as funds are
available. Detailed investigation of accuracy of meters allowed us to improve
accuracy of the purchased utilities billing system. Error detection methods
and systems have been developed for ongoing monitoring of the meter readings
and billings. Planning and funding needs to continue to add more meters to the
automated data collection system is being developed. Detailed graphic reports
from the EnergyMetrix are now being developed.
· PPC Generator Tank Registration
The application with the EPC for the registration of the 600 gal diesel tank
for the PPC Generator was received.
· Monthly Southwest Florida Water Management Well Report
The well report for March 2008 has been filed.
III. GROUNDS AND VEHICLE MAINTENANCE
· Safety meeting personal protection equipment
· Finished painting of regulatory signs
· Magnolia crosswalks repainted
· Reinstalled ENA and CEM building signs after construction project on
Walnut Drive
IV. COORDINATION & SPECIAL SERVICES
Planning/Coordination
· Installations for 12 of the campus wide communications system monitors
is complete. Survey of next phase of installations is scheduled for 4/17/08.
· Scheduled domestic water service interruptions for SCA, PED and BEH
for back flow testing.
· Scheduled SOC for electrical service interruption for EMG power/lighting
inspection.
Relocations/Moves
· The relocation for Community Design/Architecture from the Tech Park
to HMS was completed.
· Toured new Marshall Center to plan for temporary ramps from the old
building to the new one for access during move.
V. UTILITIES
Project Status
· MDT - Install and start-up a new 400 ton TRANE Air Cooled Chiller.
COMPLETED
· CPT - Replace damaged hot water make-up pump. COMPLETED
· CPT - Redesign and expand plant operators control room. COMPLETED
· CPE - Repair damaged traffic lights at the intersection of Magnolia
and Hawthorne. COMPLETED
· CPE - Troubleshoot and repair traffic lights at the intersection of
Magnolia and West Holly. COMPLETED
