the Period Ending May 31, 2008
The following report contains information and status of projects and activities as submitted by Physical Plant departments. The date in parentheses after the project listing is the anticipated completion date.
· PROJECT LISTING KEY: Building prefix and location, project manager's initials, project description, status, and anticipated completion date (if known). Once a project is marked COMPLETED, TRANSFERRED TO ANOTHER AREA FOR COMPLETION, or CANCELED, it will be removed from the project list the following month.

· (AN) Construction Manager has sent project out for bids. (10/15/08)
II. ENERGY MANAGEMENT
· Natural Gas Purchase Savings
The direct purchase of natural gas savings for February 2008 was $26,393 and
March 2008 was $42,079. The FY 2007-2008 year to-date savings through March
2008 was $415,616.
· Facility Audits
The software program is being updated by the Technical Services Team. Inside
space and exterior building pictures were taken and GPS readings for all buildings
were recorded. The 20% per year update is on hold.
· Heat Pipe Study
Approval has been given to install heat pipe technology in the new Advanced
Health Care Facility funded from the project account. We will further proceed
to implement a project plan and negotiate pricing to install heat pipes in all
other major facilities on campus.
· Metering of St. Petersburg Campus Buildings Owned By USF Tampa
Utility meters were installed on five buildings of the St. Petersburg campus
which are owned by USF Tampa. Energy consumption reports for these buildings
in relation to the rest of the St. Petersburg campus are being developed along
with monitoring accuracy of the meters.
· Energy Matrix
The RS Energy Matrix System is now remotely reading some 220 meters (electric,
water, hot water, chilled water, etc.) eliminating labor needed to manually
read these 220 meters on campus. More meters will be installed as funds are
available. Detailed investigation of accuracy of meters allowed us to improve
accuracy of the purchased utilities billing system. Error detection methods
and systems have been developed for ongoing monitoring of the meter readings
and billings. Planning and funding needs to continue to add more meters to the
automated data collection system is being developed. Detailed graphic reports
from the Energy Matrix are now being developed.
· PPC Generator Tank Registration
The application with the EPC for the registration of the 600 gal diesel tank
for the PPC Generator was received.
· Monthly Southwest Florida Water Management Well Report
The well report for May 2008 has been filed.
III. GROUNDS AND VEHICLE MAINTENANCE
· Safety meeting Hearing Conservation
· Fertilized St. Augustine grass campus wide
IV. COORDINATION & SPECIAL SERVICES
Planning/Coordination
· Installations for 15 campus wide communication system monitors are
complete. Phase 2 locations have been approved by the administration and will
begin June 16th.
Relocations/Moves
· Marshall Center move planning continues and is tentative for late July.
· Met with Joe Jackson with USF Health regarding Morsani moves. The first
department will move in Friday, July 19th and possibly Saturday. The Health
Care moves will be done on the following Friday evenings and Saturdays to avoid
disrupting services.
V. UTILITIES
Project Status
· MDT - Repair damaged YORK 70 ton air cooled chiller (compressor, switches,
leaks and contactors). COMPLETED
· FAS - Repair damaged bollard lights. COMPLETED
· CPE - Perform annual preventative maintenance to the motor controls
and soft starts in the Central Plant. COMPLETED
· GREEK HOUSING - Clean and remove all vegetation and debris from the
storm lines and culverts. COMPLETED
· CPT - Prepare, submit and deliver the University's annual Drinking
Water Consumer Confidence Report (Water Quality Report) as required by the Department
of Health. COMPLETED
